2302 North Leavitt Street
KF Real Estate Holdings purchased this frame, four-story, three-unit, multifamily building in July 2004. Having been built in 1920 and renovated in the 1980’s, the property was in generally good condition but in need of interior cosmetic updating. Situated on a quiet, tree-lined street, the building had an excellent location on the northern edge of the trendy Bucktown neighborhood on the near northwest side of Chicago, Illinois. The building was operated as a rental property until the existing individual unit leases expired and each unit could receive an extensive interior renovation. Upon completion of the renovation, the building was converted into condominiums and the three units were sold to individual buyers in mid-2005 for a total of $1,127,000.

A comprehensive “gut rehab” of the property was completed in mid-2004, which included construction of a two-story plus basement rear addition and expansion of the home to 4 bedrooms and 3.5 bathrooms. After an eight month overall holding period, the finished property was sold in August 2004 for $673,500.
Condominium Unit Portfolio
In late 2002 and early 2003, KF Real Estate Holdings acquired three, one bedroom, one bathroom condominium units in separate complexes within our target San Diego markets of City Heights, North Park, and Normal Heights. Due to their small size, we have chosen to view these units collectively as a portfolio. The units ranged in size from 585 to 700 square feet and were located in complexes built in the late 1960’s and early 1970’s. Renovations focused on interior cosmetic updates such as new paint and carpeting and remodeled kitchens and bathrooms and the units were sold upon completion for prices ranging from $126,000 to $193,000.
2623 West Cortland Street
KF Real Estate Holdings purchased this wood frame, two-story, property in June 2002. Built in 1887, the building was in poor physical condition and suffered from an awkward and inefficient configuration as a two-unit apartment, but it was in an “up-and-coming” area in close proximity to the hip Bucktown neighborhood on the near northwest side of Chicago, Illinois. Due to its condition and configuration we were able to acquire the building for a discounted price and its location just outside the boundaries of the popular Bucktown neighborhood allowed for the property to be converted into a modern, urban single family home at a more competitive price point than similar newly constructed or renovated homes in Bucktown proper. An extensive “gut-rehab” of the property was completed in mid-2003 which transformed the property into a contemporary, four bedroom, three bathroom, single family home. After a fourteen month overall holding period, the finished property was sold in August 2003 for $451,500.
